Althys 2 is a project of Civil Company invested in rental properties in Luxembourg.

  • Objects: 3 new or recent one-bedroom-apartments located in Luxembourg (city and country) to be acquired in different buildings/areas on an opportunistic basis.
  • Detention horizon: 10 years alterable in case of unanimous agreement of the partners. At the end of this period the objects are sold and the incomes are paid out to the partners.
  • Share capital: 400 000 € (40 shares of 10 000 €).
  • Mortgage financing: 75%with interest rates fixed for the detention period.
  • Target incorporation date: 30.06.2019
  • Expected annual yield: 7% net of management fees and income taxes (*).

(*) Indicative value based on an average growth rate of Luxembourg real estate prices of 2.5% per annum over the detention period and assuming a partner holding maximum 25% of the company, residing in Luxembourg with at least 55 000 € yearly taxable income in Luxembourg, not including the possible incomes from the ALTHYS 2 project. There is no guaranteed financial performance. The following risks (non exhaustive list) may result in lower than estimated return on investment or even to a loss of capital: Lower than expected growth or negative evolution of the Luxembourg real estate prices; Higher than expected vacancy rate; Defaulting tenants; Defects in construction or other technical issues with the objects; Change in the bank credit conditions, unilateral termination of the credit contract; Change in the Luxembourg tax law; Change in the tax law of the country of residence of the partner.
